1. Discretion-first discovery

Many luxury buyers — especially relocators, public figures, or business owners — value privacy more than typical buyers. The first conversation is usually a private 60-90 minute call where we map your priorities, comp expectations, and timeline without any of it touching social media or an MLS auto-alert.

2. Off-market network activation

We tap our listing-agent and past-client network for inventory that won't appear on Zillow. For some buyers this is the entire search. We coach you on private-showing etiquette so the listings stay quiet on their end too.

3. Real comps, not aspirational ones

Luxury homes commonly list at aspirational pricing — sellers price what they hope to get, not what comparable sales support. We'll pull the honest comp set on each home you tour, including off-market sales we're aware of, and tell you what the home is actually worth before you write.

4. Specialty inspection coordination

Luxury homes need layered inspections: structural, roof, HVAC zones, sewer scope, pool/spa, chimney, and sometimes a specific systems engineer. We coordinate the bundle (3-5 inspections in 2 days), walk the reports with you, and negotiate repairs strategically — knowing which to pursue, which to credit, and which to walk on.

5. Negotiation and close without theatrics

Luxury negotiation is often higher-stakes and slower. The wrong agent loses you $50K-$200K by anchoring poorly, overplaying their hand, or showing too much enthusiasm. We negotiate with quiet confidence — we're not impressed by the price tag, and the listing agent will pick up on that.
