Project Phoenix & Meta's Data Center Campus

Gallatin is being reshaped on two fronts at once: Meta's $1.5 billion-plus data center campus on the city's edge and a proposed downtown overhaul called Project Phoenix that would rebuild two city-owned blocks around the historic square.

Gallatin's single largest investment is Meta's data center campus on a roughly 800-acre site north of Nashville, one of the largest business investments in Tennessee history. Meta (formerly Facebook) entered Gallatin in 2020 with an initial $800 million commitment that has since grown to a total expected to exceed $1.5 billion. The campus came online in November 2024 and its data center footprint totals near 1.9 million square feet, with additional buildings under construction. In May 2024 the Gallatin Municipal Planning Commission approved another roughly 276,000-square-foot data center building, a 17% capacity increase, and in September 2025 the commission approved a further 135,000-square-foot building built as a tensioned-fabric ('tent') structure, a faster-to-build design Meta has also used at other U.S. sites. Meta expects to employ about 100 people full-time at the site once the second pair of buildings is fully operational, on top of construction crews that have peaked around 1,100 skilled trade workers.

Downtown, the marquee proposal is Project Phoenix, a mixed-use redevelopment of two city-owned blocks where City Hall and Fire Hall #1 currently sit. The City of Gallatin is exploring the project with Boyle Investment Company (the developer behind Nashville's Capitol View) and design firm Historical Concepts. As proposed, it would include a new City Hall, a flagship hotel, residential units, retail, restaurant and commercial space, and open green space, designed to preserve the scale and character of the adjacent historic square. In August 2025, City Council approved a revised and restated Memorandum of Understanding with Boyle and directed work to continue on a preliminary concept plan; public input meetings followed in fall 2025. The project remains in a feasibility and due-diligence phase, not a final funding or construction decision, and has generated significant local debate.

Several large residential and mixed-use projects are also under way or approved across the city. In March 2026, Gallatin became the first city in Tennessee to establish an Infrastructure Development District (IDD) under the state's 2025 Real Estate Infrastructure Development Act, approving the Big Station Camp IDD on a 5-2 council vote on March 17, 2026. The district, led by developer Merus (also tied to the RiverGate Mall redevelopment in Goodlettsville), would include 76 single-family homes, 45 townhomes, 300 multi-family units, 178 senior-living units, and about 133,000 square feet of retail and medical office. The IDD lets the developer finance infrastructure such as Big Station Camp Boulevard upgrades at SR 386 through private bond assessments on the land rather than public funds. Other major approved projects include Nexus Tennessee (654 acres, 1,350 single-family lots, 900 multi-family units, 1.1 million sq ft of commercial, by Kolter Land), The Paddock at Kennesaw Farms (~205 acres) and McCain's Station (~131 acres).

For out-of-state buyers, the takeaway is that Gallatin is in an unusually active growth phase across multiple fronts at once — corporate, downtown and residential — and many of these projects have drawn organized local debate over density, traffic and public spending. Not every proposal moves forward: the controversial Foxland Harbor Marina on Old Hickory Lake, approved by the city in October 2025, was abandoned by its developers in February 2026. Understanding which projects are actually proceeding, and where, is worth doing before choosing where in the city to land.
