Do I have to pay a buyer's agent in Nashville?
After the 2024 NAR settlement, buyer commissions are individually negotiated. In most Middle Tennessee transactions, the seller still offers compensation to the buyer's agent at closing — but it's not guaranteed. We disclose all compensation up front in the buyer rep agreement, and we'll tell you exactly what's covered and what (if anything) is on you before you sign anything.
What does the buyer rep agreement actually commit me to?
Ours runs 6 months and includes a 24-hour kickout clause. If at any point you're unhappy, you give us written notice (text or email) and we release you within 24 hours. The one carve-out: any specific house we've already shown you stays in the agreement so we can't be cut out of that sale. Everything else, you walk free. We never trap people — we earn the relationship week by week.
What if I'm already working with another agent?
Then keep working with them. We won't poach a client who's mid-relationship with another agent — it's not the kind of team we run. If you're under a buyer rep agreement with someone else, talk to them first. If you're unhappy with how things are going, that's a separate conversation; we'd rather you have it with the current agent than bring us into the middle of it.
How long does it take to find and close on a home in Nashville?
Plan on 30–45 days from accepted offer to closing for financed deals, longer for VA or USDA loans. The search itself depends on what you're looking for and how flexible you are. Investors and out-of-state buyers often move faster; first-time buyers usually want more time to walk neighborhoods.
Do you help with new-construction homes around Nashville and Sumner County?
Yes — it's our specialty. We've personally toured 80+ new-construction communities across Sumner County (Hendersonville, Gallatin and beyond) and greater Middle Tennessee firsthand, so we can compare builders, floor plans and current incentives for you.
