Ashwood 12 South

12 South is essentially built-out, so its biggest recent change isn't a new tower but Ashwood 12 South — a roughly 116,500-square-foot mixed-use retail and office complex at the north end of the district that opened to the public in 2025.

12 South is one of Nashville's most established walkable neighborhoods, and it is largely built-out. Recent activity is retail churn and infill along the 12th Avenue South corridor rather than large new residential construction. The single biggest project reshaping the district is Ashwood 12 South, developed by New York-based Turnbridge Equities (its first Nashville project) with Bell Construction as general contractor. Turnbridge assembled a 2.66-acre site at 2212 and 2311-2317 12th Avenue South, acquiring the property for about $10 million in May 2022.

Ashwood is a three-story, LEED-certified mixed-use building totaling about 116,500 square feet: roughly 44,500 square feet of shops and restaurants and about 72,000 square feet of Class-A, small-format office suites, served by a 190-space parking garage. It topped out in early 2024, was completed in late 2024 into early 2025, and opened to the public in 2025. The Nashville Department of Transportation also installed a new roundabout at 12th Avenue South and Ashwood Avenue, along with speed cushions on nearby Ashwood and Linden avenues, to manage traffic from the development.

The project brought a roster of first-to-market and national tenants to the district, including Reformation, Birkenstock, Roark, Todd Snyder, Kendra Scott, and Rancher Hat Bar on the retail side, with dining and lifestyle concepts such as Two Hands cafe, SunLife Organics, Intown Golf Club, and Lettuce Entertain You's Sushi-San. A second, smaller project remains in the pipeline: a proposed four-story mixed-use building at the corner of Beechwood Avenue and 12th Avenue South tied to restaurateur Jay Pennington (owner of Urban Grub across the street), designed by Dryden Architecture. As filed, it includes roughly 20,700 square feet of restaurant space plus about 17,455 square feet of office, additional ground-floor retail, eight residences on the top floor, and roughly 130 underground parking spaces; it received specific-plan rezoning from Metro in December 2024.

For relocating buyers, the practical takeaway is that 12 South's built form is largely set: it is a finished, high-demand district where change tends to show up as new shops, restaurants, and small-format offices rather than new housing supply. Ashwood added significant retail, dining, and office square footage plus structured parking and traffic-calming infrastructure at the corridor's north end, reinforcing 12 South as a destination shopping and dining strip with limited room for new residential construction.
