Questions people ask about Brentwood
Brentwood is a Williamson County city immediately south of Nashville on Interstate 65, and the single most useful thing to know about it is what it deliberately does not have: almost no commercial core. The city zoned itself for large residential lots and kept retail confined to a few corridors, so most of Brentwood is quiet residential street, mature trees and long driveways rather than storefronts.
What it does have is parkland and corporate address. Crockett Park and the 400-acre Marcella Vivrette Smith Park are part of roughly 1,000 acres of city parks and greenways, and Tractor Supply Company and Delek US Holdings are both headquartered in the city. The Governor's Club is the gated golf community people ask about by name. If you want to walk to dinner, you will be driving to Franklin or Nashville to do it.
If you are relocating from out of state, the orientation is simple: Nashville sits in Davidson County, and Brentwood is the first town south of it, in Williamson County, straight down I-65. That county line is not cosmetic — it changes the school district, the property tax rate and the city services, and it is the reason the Brentwood mailing address behaves differently from a Nashville one a mile north.
The second thing: Brentwood's inventory is weighted toward established large-lot homes rather than new builds. Lot size, road frontage and whether a street feeds a collector road do a lot of work in value here. Walk the street at 5 p.m. on a weekday before you commit to it.
About 20 to 30 minutes to downtown Nashville. Brentwood has four I-65 interchanges of its own — Old Hickory Boulevard, Concord Road, Moores Lane and Cool Springs just past the line — so which one you live near matters more than the mileage does.
The 65 corridor northbound in the morning is the region's busiest commute and it does back up; Franklin Road and Granny White Pike are the surface alternatives people actually use when it does. Going the other way is easy, and a job in Cool Springs or Maryland Farms rather than downtown turns this into a ten-minute drive. Brentwood also sits close enough to the Nashville line that the airport is a straightforward trip on Old Hickory Boulevard.
There is, but it is a different animal from the big subdivisions farther out. Brentwood is largely built out, so new construction here is mostly infill, teardown-and-rebuild on an existing lot, and a handful of smaller communities — not a sales trailer with twenty floor plans. The Hill Center and the Maryland Farms and Eastpark modernization are the commercial side of the same story.
That changes how you buy. On an infill build the lot was bought at retail, the plan is often semi-custom, and the contract is still the builder's paper. Have someone reading it who is not paid by the builder; buyer representation on a new build is little or no cost to you; how it is paid is settled per offer, in writing. The first visit is when it matters.
We don't rate schools and we don't characterize any area as safe or otherwise — those are your calls to make, from the official record, and an agent who makes them for you is doing you a disservice. What we will do is hand you the primary sources and get out of the way.
Zoning is set by address, not by subdivision name, so the district's own school-locator tool is the only answer that holds for the specific house you're looking at. What's changing in Brentwood
Updated October 2026Brentwood is essentially built out residentially, so its biggest reshaping is happening in the Maryland Farms commercial core — led by Hill Center Brentwood, a mixed-use project H.G. Hill Realty Company reports at $220 million, and a multimillion-dollar modernization of the adjacent Eastpark office complex.
Brentwood is a mature Williamson County suburb with very little raw land left, so the city's most visible transformation is commercial rather than residential. The center of that activity is Maryland Farms, a long-established office district off Old Hickory Boulevard near Interstate 65.
The anchor project is Hill Center Brentwood, a mixed-use development by H.G. Hill Realty Company at the intersection of Franklin Road and Maryland Way, which the company reports at $220 million. Built across roughly 17 acres and planned for about 600,000 square feet across 10 buildings at full build-out, it completed its Phase Two in September 2021. That phase delivered the 141-room AC Hotel Brentwood (a 92,950-square-foot hotel built as a joint venture with Doradus Partners and Yedla Management Company), an 81,000-square-foot office building anchored by SVMIC, two retail buildings, a parking garage, and improved pedestrian connectivity to Maryland Farms Park. Retail and dining tenants at the center include The Fresh Market and REI.
Nearby, the Eastpark portion of Maryland Farms — a three-building, roughly 197,900-square-foot office complex dating to the 1970s, owned by Boyle Investment Company and Ayers Asset Management — is undergoing a $12-15 million modernization, as reported by Williamson Source. The plan includes demolishing one of the three older office buildings to make way for a 119-room TownePlace Suites by Marriott (developed by Chartwell Hospitality with Rockbridge, which broke ground in summer 2023) plus a new freestanding 6,000-square-foot restaurant and retail building, set within more than five acres of green space.
On the residential side, Brentwood is largely built out, with most new home building concentrated in corridors like Split Log Road and a rising number of large-lot tear-down/infill rebuilds in established areas. For out-of-state buyers, the practical takeaway is that Brentwood's growth is largely about upgrading its existing commercial spine — turning the Maryland Farms office district into a more walkable, amenity-rich live-work-shop hub — rather than opening large new neighborhoods.
Most of Brentwood's recent food, drink, and shopping additions are concentrated in three centers: Brentwood Place on Franklin Road, CityPark on Executive Center Drive, and The Shops at Seven Springs on Old Hickory Boulevard, with a few more along Mallory Lane and Moores Lane near Cool Springs. Openings from 2025 and 2026 include full-service restaurants, an all-day fast-casual restaurant, a coffee lounge, an ice cream shop, a bookstore-and-bar, and an indoor pickleball venue, with a breakfast restaurant, a barbecue restaurant, and a cooperative grocery market announced for later.
New American restaurant from Up Hospitality Partners, the group behind Germantown Cafe and Park Cafe in Sylvan Park. It seats up to 130 at 330 Franklin Road, Suite 913D in Brentwood Place, and serves lunch and dinner Monday through Saturday plus Sunday brunch.

Brentwood is a Williamson County city immediately south of Nashville on Interstate 65, and the single most useful thing to know about it is what it deliberately does not have: almost no commercial core. The city zoned itself for large residential lots and kept retail confined to a few corridors, so most of Brentwood is quiet residential street, mature trees and long driveways rather than storefronts. What it does have is parkland and corporate address. Crockett Park and the 400-acre Marcella Vivrette Smith Park are part of roughly 1,000 acres of city parks and greenways, and Tractor Supply Company and Delek US Holdings are both headquartered in the city. The Governor's Club is the gated golf community people ask about by name. If you want to walk to dinner, you will be driving to Franklin or Nashville to do it.
If you are relocating from out of state, the orientation is simple: Nashville sits in Davidson County, and Brentwood is the first town south of it, in Williamson County, straight down I-65. That county line is not cosmetic — it changes the school district, the property tax rate and the city services, and it is the reason the Brentwood mailing address behaves differently from a Nashville one a mile north. The second thing: Brentwood's inventory is weighted toward established large-lot homes rather than new builds. Lot size, road frontage and whether a street feeds a collector road do a lot of work in value here. Walk the street at 5 p.m. on a weekday before you commit to it.
About 20 to 30 minutes to downtown Nashville. Brentwood has four I-65 interchanges of its own — Old Hickory Boulevard, Concord Road, Moores Lane and Cool Springs just past the line — so which one you live near matters more than the mileage does. The 65 corridor northbound in the morning is the region's busiest commute and it does back up; Franklin Road and Granny White Pike are the surface alternatives people actually use when it does. Going the other way is easy, and a job in Cool Springs or Maryland Farms rather than downtown turns this into a ten-minute drive. Brentwood also sits close enough to the Nashville line that the airport is a straightforward trip on Old Hickory Boulevard.
There is, but it is a different animal from the big subdivisions farther out. Brentwood is largely built out, so new construction here is mostly infill, teardown-and-rebuild on an existing lot, and a handful of smaller communities — not a sales trailer with twenty floor plans. The Hill Center and the Maryland Farms and Eastpark modernization are the commercial side of the same story. That changes how you buy. On an infill build the lot was bought at retail, the plan is often semi-custom, and the contract is still the builder's paper. Have someone reading it who is not paid by the builder; buyer representation on a new build is little or no cost to you; how it is paid is settled per offer, in writing. The first visit is when it matters.
