The Mall at Green Hills Transformation

Simon Property Group is launching a complete transformation of The Mall at Green Hills, part of an over-$250 million, three-center investment announced in February 2026 after Simon took full control of the property from Taubman.

The Mall at Green Hills, the retail anchor at Hillsboro Pike and Abbott Martin Road, is the dominant project reshaping the neighborhood. On February 4, 2026, Simon Property Group announced it would give the mall a 'complete transformation and expansive exterior revitalization.' The mall is one of three centers — alongside Cherry Creek Shopping Center in Denver and International Plaza in Tampa — sharing in an investment Simon described as 'over $250 million' (the figure is the combined total across all three centers, not Green Hills alone). The move followed Simon's acquisition of the remaining stake in Taubman Realty Group, completed November 3, 2025, after which Simon assumed full management and leasing control of the property.

Per Simon's announcement, the Green Hills work centers on the exterior and arrival experience: grand, two-story flagship statement entrances, 'jewel-box' spaces sized for luxury boutiques, lush landscaping, and a new exterior blended with upscale interior finishes and architectural enhancements. Construction is expected to begin in 2026, 'with exciting tenant announcements to follow,' per the company. The roughly 1,053,000-square-foot mall — anchored by Nordstrom, Dillard's, and Macy's with more than 100 stores and restaurants — is expected to remain open during the work. Eli Simon, then the company's Chief Operating Officer, framed the project as part of Simon's 'focus on strategic redevelopments to create vibrant, modern environments.' As of a June 3, 2026 update, the exterior/construction phase still had no publicly disclosed start date, and mall management had not detailed how the work would affect parking during construction. In the meantime, the promised tenant announcements have begun arriving: new or relocating stores at the mall through mid-2026 include SKIMS, Dolce & Gabbana, Christian Louboutin, Alo Yoga, Hollister Co., and Coach (opened mid-May), with Vuori (opened June), Burberry (relocating, opening August), and additional brands still to follow.

A separate, smaller project is also adding density nearby. A partnership of Nashville-based Material Ventures and Fort Lauderdale's Stiles Corp., which paid $7.25 million in September 2023 for the site at 2121 Crestmoor Road near Hillsboro Pike, broke ground on March 24, 2025 on a six-story mixed-use building called 2121 Crestmoor. It includes 98 residential units (floors two through five) and about 10,000 square feet of ground-floor retail and restaurant space. Doster Construction is the builder and Smith Gee Studio is the architect; the developer has cited a roughly 21-month construction schedule with completion targeted for late 2026. Ground-floor retail leasing has begun: reporting on the project cites roughly 6,155 square feet leased for an upscale restaurant concept and about 1,524 square feet for a health-food concept, both brokered by Ojas.
