Complete Guide to McMinnville, Tennessee
McMinnville is a small Tennessee town of about 13,000 people and the seat of Warren County, sitting in the Upper Cumberland region at the foothills of the Cumberland Plateau. Its economy is anchored by the nursery and ornamental-plant industry — the area is nicknamed the "Nursery Capital of the World" with over 400 nurseries — alongside major employers including the Bridgestone Americas Warren Plant in nearby Morrison (truck and bus radial tires), Ascension Saint Thomas River Park hospital, and Warren County government and schools. Children here are served by the Warren County Schools district, which operates around a dozen schools including Warren County High School. The historic downtown Main Street was recognized by USA Today readers in 2024 as one of the nation's most charming, and outdoor draws like Cumberland Caverns, Rock Island State Park, and nearby Fall Creek Falls make recreation a major part of local life. Buyers should know McMinnville is roughly 77 miles southeast of Nashville — about an hour and a half each way via I-24 — so it functions as an affordable, rural-feel community rather than a practical daily Nashville commuter town.
What's changing in McMinnville
Updated June 2026Bridgestone's $550M tire-plant expansion is the marquee development reshaping Warren County, TN
The single largest project transforming the McMinnville/Warren County economy is Bridgestone Americas' $550 million expansion and modernization of its truck-and-bus radial (TBR) tire plant in nearby Morrison — an investment far larger than any other recent project in the county, adding 380 jobs and growing the plant to more than 2.8 million square feet. The expansion is in progress, with Bridgestone targeting substantial completion by the end of 2026.
MARQUEE PROJECT — Bridgestone Americas TBR Tire Plant expansion (Morrison, Warren County, TN). This is by far the biggest development reshaping the area. Bridgestone is investing $550 million to expand and modernize its truck-and-bus radial tire plant. The footprint grows by 850,000 sq ft (from about 1.97 million to more than 2.8 million sq ft), and headcount rises from about 1,100 to more than 1,400 (380 new jobs). All tires made at the plant will be equipped with RFID tags that support more efficient fleet asset management.
Timeline/status: Announced Aug. 25, 2022; official groundbreaking Aug. 16, 2023. As of mid-2026 this is a current, in-progress project — Bridgestone has said construction is expected to be substantially complete by the end of 2026.
SCALE CONTEXT — Why Bridgestone is the clear answer: every other recent Warren County project is far smaller. PolyFlex Products (part of Sweden's Nefab Group) announced in Sept. 2025 an $8.3 million McMinnville facility (137,000 sq ft, 58 new jobs) to add extrusion capacity and serve as a recycling hub for its Morrison thermoform packaging operation. Unitech North America (a subsidiary of South Korea's Unitech Co.) announced its first U.S. plant in Morrison — a $30 million, 75-job phase-one project making thermal adhesives and EV battery compression pads, announced Jan. 12, 2024 per the TNECD release.
ACCURACY NOTE: a separately reported 'AKFA Aluminum Solutions' project (331 jobs) is in Warren County, KENTUCKY (Bowling Green), not Warren County, Tennessee. It is a same-name-different-state false match and is not a Middle Tennessee project.
Bottom line: Bridgestone's $550M Morrison expansion is the flagship economic-development story for the McMinnville/Warren County area. PolyFlex and Unitech are legitimate but much smaller recent manufacturing investments. All figures are sourced to official TNECD/Bridgestone releases — no value or appreciation predictions.
