Why listing a community is not listing a house

A resale listing is one price, one story, one buyer. A community is an inventory problem with a marketing problem attached. You are not selling a house; you are setting a price ladder across plans, deciding how much of your own product to put in front of buyers at once, and protecting the way the community reads to somebody who drives through it twice before they ever call. Get the sequence wrong and the homes are all sitting there at the same time with the same age on them, and the market starts pricing your community rather than your homes.

The other difference is who the buyer already has. A new-construction buyer very often arrives represented, and the agent they bring is comparing your plans against three other communities they walked that month. We are usually that agent. That is what we are offering you — not a promise about demand, but a listing side run by people who know how the decision actually gets made, because we sit in on it every week.

What we will not tell you

  • We will not forecast the market. Not rates, not absorption, not where prices go next. We will tell you what is asking what right now, and we will tell you again when it changes.
  • We will not quote a buyer-agent number in your listing agreement. It moves offer to offer and it belongs in each purchase agreement, where you can answer it deal by deal.
  • We will not tell you your homes are worth more than the evidence says in order to win the listing. If the honest recommendation is a number you do not want, you will hear it before you sign, not after ninety days.
  • We will not characterize your competitors, and we will not let your marketing copy characterize a school, a neighborhood or the people who live in one. Fair-housing rails apply to a builder's listing the same way they apply to ours.

Do you represent builders and developers, or only buyers?

Both, and they are genuinely different jobs. Our published work is mostly buyer-side — we represent buyers walking into other builders' sales offices every week. How do you price a new-construction community?

Per plan and per unit, in writing, with the reasoning shown rather than asserted — what comparable new construction in that corridor is asking, what your own homes have done, what the plan differences are worth, and what an incentive or a rate buydown does to a buyer's monthly payment versus what a price cut does. It is a recommendation, not a forecast: we do not predict where the market goes, and we rebuild the recommendation when new evidence lands rather than defending the first number.

How many homes do you put on the market at once?

Fewer than you have, deliberately. A release sequence puts an agreed number of homes on the market at a time and holds the rest under the same agreement, rotated on a schedule — showable and sellable to anyone who comes to the community or to us directly, without being publicly marketed. It keeps a community from looking like it has stalled, and it keeps days-on-market from accumulating across your whole inventory at once. The mechanics follow the MLS's cooperation rules and your broker's, and we put the specific approach in the agreement rather than leaving it to habit.

Will you also bring buyers to our community?

That is the point of hiring a team whose day job is new construction. Our buyer pipeline, our buyer database and our community tour library all point at new-construction buyers in these counties. Buyer compensation is not something we set in a listing document — it is negotiated in each offer and written into that purchase agreement, which keeps you free to answer it deal by deal.

We already have an on-site sales team — does that change anything?

No, and we write the arrangement down rather than assuming it. Whoever covers the site works to one written standard: posted hours, every inquiry logged, reachable for a video walkthrough, trained on the product, and a weekly on-site log. We are not precious about whose person it is; we are precise about the standard and about who answers for it.
