Living in Edgehill

Edgehill sits directly south of downtown Nashville, between the Gulch, Music Row, and 12 South. Its northern and western edges along the 12th Avenue South corridor have seen the most active development, where former office and auto-dealership parcels are being redeveloped into dense multifamily buildings. The two projects driving the change are Wood Partners' ALTA Rochelle and the larger, still-unbuilt North Edgehill Commons on the former Beaman site.

ALTA Rochelle is located at 1020 South Street (also addressed as 1020 Southside Court), on a roughly 3.9-acre former office parcel that Atlanta-based Wood Partners closed on in December 2023 before breaking ground in January 2024. The five-story building has 355 apartments (studio, one-, and two-bedroom units) with 485 parking spaces, plus amenities including a rooftop pool courtyard with downtown views, a co-working hub with 16 private offices, a two-level fitness center, a private cinema, and a 'speakeasy' event space. The name references W.R. Rochelle, who founded the Rochelle Center on the site in 1968 to serve adults with intellectual and developmental disabilities. As of mid-2026 the property is leasing, per the developer's own listing.

One street over, the former Beaman dealership site (920/1000 Hawkins Street, about 6.79 acres off 12th Avenue South) is planned as North Edgehill Commons. An entity tied to Marquette Companies bought the site for $42.31 million in 2021, and the project received preliminary SP zoning approval in September 2021. Origin Investments now has full ownership and is the developer advancing the plan, which as most recently reported calls for five buildings (two at eight stories, three at five stories) organized around a central green called Edgehill Commons, with roughly 730 residential units plus 26 townhomes (11 in phase one, 15 in phase two) and about 35,000 square feet of retail and restaurant space, built in two phases over underground parking. A final site-plan request for Phase 1 went before the Metro Planning Commission in mid-2024 and a grading permit was filed in May 2024, but as of an October 2025 report the developer said the project remains planned with no groundbreaking date set and construction had not yet begun. The project has drawn neighborhood pushback, and the developer earlier withdrew a plan to use sculptor William Edmondson's name.

These projects follow NOVEL Edgehill, a completed (2022) five-story, 270-unit mixed-use building with ground-floor retail just south of the Gulch, co-developed by Crescent Communities and Pearl Street Partners. On a larger and slower track, the Metropolitan Development and Housing Agency (MDHA) has a long-range plan, Envision Edgehill, to redevelop the roughly 32-acre public-housing Edgehill Apartments site into a mixed-income, mixed-use community of up to about 1,400 to 1,500 units, with a one-for-one replacement of all 380 existing subsidized units. That transformation plan was completed in August 2019 and has advanced through planning, but no construction timeline or groundbreaking date had been set as of 2024, so it remains a planned rather than active project. Separately, Metro adopted a 20-year Edgehill Neighborhood Plan on August 22, 2024 to guide future growth. For relocating buyers, the practical picture is that Edgehill's northern edge near the Gulch is one of Nashville's more active construction zones, with ALTA Rochelle now leasing, while the redevelopment of the public-housing core and North Edgehill Commons remain in the planning stage.
