The Rock Block Redevelopment

Giarratana's multi-building "Rock Block" redevelopment is reshaping Elliston Place's historic music strip with a planned 17-story, 356-unit apartment tower and adjacent mid-rise projects, even as a new historic overlay protects key landmark buildings.

Elliston Place, the Midtown strip near Vanderbilt long known as Nashville's "Rock Block" for music clubs like Exit/In and The End, is being reshaped by a cluster of projects from Nashville-based developer Giarratana. The largest is a 17-story mixed-use tower planned for 2200-2204 Elliston Place with 356 apartment units plus ground-level retail and restaurant space, designed by Chicago-based Goettsch Partners. The tower would replace the building that housed The Corner Bar, a longtime dive that closed in late March 2025. A separate five-story parking garage with 578 spaces (including two below-grade levels) is planned for an adjacent property at 209 22nd Ave. N.

The tower builds on Giarratana's earlier "Rock Block Flats" effort, a seven-story, 30-unit residential building set behind ground-floor retail at 2115 Elliston Place, paired with a reinvention of the long-closed dive bar The Gold Rush; the developer has said the bar could reopen as early as 2026. Giarratana has been active in the area for years, having previously relocated and renovated the Elliston Place Soda Shop and developed nearby apartment buildings of 105, 146 and 142 units.

Other recent activity includes the Holiday Inn Express & Suites Nashville West End – University Area at 2221 Elliston Place, an eight-story, 184-room hotel developed by Sila Developments and operated by Triumph Hospitality, which opened in April 2025.

Preservation has run alongside the building boom: on Aug. 8, 2024 the Metro Planning Commission advanced a historic preservation overlay covering key Rock Block properties (including addresses at 2114, 2205 and 2205B Elliston Place), and on Aug. 15, 2024 Giarratana secured a 5-0 Metro Board of Zoning Appeals approval for height-related exceptions tied to the tower. For relocating buyers, Elliston Place is a dense, walkable Midtown corridor adjacent to Vanderbilt and West End; the activity here is large-scale rental and hotel development plus an effort to preserve the historic music-club facades, rather than for-sale housing.
