Living in Sylvan Park

Sylvan Park itself is a built-out, historic residential neighborhood of bungalows and cottages roughly three miles west of downtown, so development activity is concentrated along its commercial edges rather than inside the residential core. The largest current project sits on the Charlotte Avenue corridor near the convergence of Sylvan Park, Sylvan Heights, and The Nations: a grocery-anchored, mixed-use apartment building. The Metro Planning Commission approved the rezoning needed for the project on January 11, 2024, and the Metro Council approved it on third reading in April 2024.

The development is being led by Franklin-based Chartwell Residential in partnership with CHM Development, with Cooper Carry as architect and Thomas & Hutton as engineer. The site is addressed at 3906 Charlotte Avenue (the rezoning covered a cluster of parcels including 3900, 3906 and 3914 Charlotte Avenue, several Alabama Avenue lots, 411 39th Avenue North and 406 40th Avenue North). As described by the developer and in the rezoning records, the plan calls for 249 residential units and a grocery store of roughly 41,950 to 42,600 square feet on an approximately 2.8-acre site. An earlier design had included about 300 apartments. Although renderings show grocery signage consistent with a Publix, Chartwell's filings did not formally name the grocery chain.

Earlier rounds of redevelopment have already changed the Charlotte corridor along this stretch of West Nashville. Sylvan Supply, an adaptive-reuse conversion of the former Madison Mill at 4101 Charlotte Avenue by Third & Urban and FCP, opened in 2020 with roughly 158,000 square feet of creative office space and about 35,650 square feet of retail and dining across eight buildings; it sold to CBRE Investment Management for $87.5 million in 2022. Nearby, L&L Market provides additional retail and dining. These projects added commercial density along Charlotte without altering the interior residential streets.

For relocating buyers, the practical takeaway is that Sylvan Park's housing stock is largely fixed and historic, while the neighborhood's amenities are expanding along Charlotte Avenue. The proposed grocery would add a full-size grocery anchor at this intersection, addressing a long-noted gap in walkable grocery access for the surrounding Sylvan Park, Sylvan Heights, and Nations households. Because the project's unit and retail figures shifted between filings and the grocery tenant had not been formally announced in the cited records, buyers should verify current construction status and the confirmed grocer directly.
