AJ Capital Partners is building Wedgewood Village, an 18-acre, 1.6 million-square-foot mixed-use campus that anchors WeHo's shift from sock factories and warehouses into one of Nashville's densest arts-and-restaurant districts.
Wedgewood-Houston, the former industrial pocket just south of downtown Nashville, is being reshaped by Nashville-based developer AJ Capital Partners (the firm behind Graduate Hotels). Its flagship effort, Wedgewood Village, spans 18 acres and is delivering more than 1.6 million square feet of residential, office, retail and restaurant space across three phases. The development builds on AJ Capital's two earlier WeHo projects: the historic May Hosiery Mills (a six-building, four-acre former sock-factory campus restored with roughly 175,000 square feet of Class A office, retail and dining, with the adaptive reuse completed in 2021 and the Soho House members' club opening there in 2022) and Nashville Warehouse Co. (a 5.2-acre brownfield site that delivered Nashville's first large-scale mass-timber office buildings, about 200,000 square feet of Class A office across three buildings, completed in August 2021).
AJ Capital broke ground on the Wedgewood Village components in March 2025. Disclosed buildings include a 240-unit residential building with street-level retail at 445 Humphreys Street; office-and-retail buildings at 515 Houston Street (170,000 sq ft), 507 Houston Street (51,000 sq ft office plus 10,500 sq ft retail), 448 Humphreys Street (53,300 sq ft) and 430 Chestnut Street (156,500 sq ft, including The Chestnut live-music venue); and multiple 'Memoir'-branded residential buildings. A separate, four-story building at 440 Chestnut Street (109,000 sq ft) will house Live Nation's venue The Truth, a 4,400-capacity music hall slated to open fall 2026 with an attached whiskey bar (Harlan's) and listening lounge (the Vinyl Room). A separate AJ Capital residential project, Memoir May Hosiery at 1210 Martin Street, adds 109 studio, one- and two-bedroom apartments and is pre-leasing ahead of a March 2026 opening; its ground floor is set to add local retail tenants Bell Bird Books, Bower and Culture Club in spring 2026.
Announced anchor tenants reflect the district's arts-and-hospitality positioning: the members-only Soho House club, the Academy of Country Music (offices confirmed for 2026), the New York brasserie Pastis (which opened its Nashville location in June 2025), the Boka Restaurant Group concepts Momotaro and Alla Vita, and Hermès (an 8,500-square-foot boutique in May Hosiery Mills that opened October 2025, its first Tennessee location). On the financing side, an AJ Capital entity secured a $170 million construction loan tied to Wedgewood Village, provided by Massachusetts Mutual Life Insurance Company (MassMutual) per a Davidson County Register of Deeds filing; the firm separately recorded a $93.74 million loan for a two-building portion including the Chestnut Street venue and office. These figures cover AJ Capital's portfolio in the neighborhood and do not include the many independent breweries, galleries and smaller infill projects that also define WeHo.
For relocating buyers, WeHo is a useful area to understand because it is changing quickly: a once strictly industrial neighborhood now mixes restored brick warehouses, new apartments, restaurants, breweries and galleries within walking distance of downtown. Much of the new residential supply is rental, with for-sale condo and townhome product more limited, so it is worth confirming current for-sale inventory and which phase of construction is open before planning a move.
