The sales counselor you meet at a CastleRock Communities model works for CastleRock Communities. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.
Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs.
