Core Development publishes its own site at corenashville.com under the shorter name Core, and what it publishes there is a development portfolio rather than a homebuilder's catalogue. Its About page states the company develops communities and neighbourhoods and names Mark Deutschmann as its founder; its project pages carry a location, an architect, a unit count and a square footage, and stop there. Its own contact block gives an address on 21st Avenue South in Nashville. There are no floor plans, no incentives, no design-centre description and no warranty program name on the pages we read, and this profile does not fill those gaps from anywhere else.
Our own records name Core Development at one community, CityBluffs, the mixed-use project on Buena Vista Pike in Nashville's Bordeaux neighbourhood. The developer's own project index does carry a City Bluffs page, so the attribution stands. What that page does not carry is a sales status, a release date or a price — and, when we read it, the neighbourhood and the unit count it printed did not match our own record either. We have not resolved which is current, so this site records that community as unresolved rather than confirmed, and the honest answer to "is it selling" is that you should ask before you plan around it.
If you are buying in a mixed-use development rather than a subdivision, the documents matter more than the model home. The condominium or homeowner-association budget, the reserve study, the declaration and master deed, the rental rules and what the ground-floor commercial space may become are all part of what you are buying, and none of them are on a developer's portfolio page.

Ask what the ground-floor commercial space is zoned and leased for. Ask which unit finishes are included and which are options, and get the answer in writing. Order your own inspection; a unit in a new building still gets one.

Can I bring my own agent to a Core Development community?
The sales counselor you meet at a Core Development model works for Core Development. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.
Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs.
