D.R. Horton publishes its own Nashville-area page listing the communities it is selling, pre-selling, opening soon and closing out across Middle Tennessee. On the day we read it, that list ran to more than a dozen communities on its first page alone, spread from Gallatin and White House in the north, through Lebanon to the east, to Smyrna, Murfreesboro and La Vergne to the south. Each entry carries the builder's own status label, its own "from the" price, and bed, bath, garage and square-footage ranges.

Two things about that list are worth knowing before you use it. The first is that the builder's own status and ours can disagree: on the day we read it, D.R. Horton's page marked Legacy Farms in White House sold out while our community record still had it selling. Neither record is wrong on purpose — a community closes out between refreshes — but it is exactly the kind of gap that is cheap for us to check and expensive for you to discover on a Saturday. The second is that our data records a separate D.R. Horton badge in Nolensville, which we track under its own community entry; if that distinction matters to the home you are looking at, ask us and we will confirm which badge is on the specific lot.

On warranty, D.R. Horton's own customer-care page routes warranty requests through an online submission form. We did not find a named warranty program or a term schedule published on the page we read, so the document to ask for is the written limited warranty that comes with your specific plan — not a brochure, and not what a sales office describes from memory.

What buying from D.R. Horton is like

The purchase runs through the builder's on-site team and the builder's own contract. Ask for the included-features list for your exact plan and homesite in writing, ask which items on it are standard versus current-phase promotion, and ask for the written limited warranty document before you sign rather than after. Order your own pre-drywall and final-walkthrough inspections; a builder's internal quality control is not a substitute for an inspector who works for you.

Can I bring my own agent to a D.R. Horton community?

The sales counselor you meet at a D.R. Horton model works for D.R. Horton. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.

Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs.
