Ole South's own site dates the company to 1986 and places its headquarters in Murfreesboro, Tennessee. Its About page describes two product lines rather than one: townhomes, which it presents as a low-maintenance option, and traditional detached homes, which it lists with three-, four- and five-bedroom plans.

The builder publishes its own live community list for Middle Tennessee, with a price range, a square-footage range, a floor-plan count and an available-homes count on every entry. On the day we read it, that list spanned Spring Hill, Pleasant View, Murfreesboro, Fairview, La Vergne, Antioch, Shelbyville, Smyrna, Whites Creek, Tullahoma and Manchester. Its About page names a slightly different set of cities than its homepage does — one names Manchester, the other names Ashland City — so treat either as the builder's snapshot rather than a boundary, and ask us which communities are actually releasing homesites.

One line on that community list is worth repeating exactly as the builder writes it, because it answers the question buyers ask us most often about walking into a model: the page carries the standing note that buyer agents are welcomed and appreciated. That is the builder's own published position, and it is quoted in the source table below.

What buying from Ole South is like

Ole South's community list publishes a price range, floor-plan count and an available-homes count per community, which makes it unusually easy to see what is actually standing versus what is still a plan on paper. Ask for the included-features list for your exact plan, confirm which homes in the community are complete versus to-be-built, and get any current promotion described in writing with its own end date attached. We did not find a named warranty program on the pages we read, so ask for the written warranty document that comes with the home.

Which communities does Ole South build in?

Every new-construction community on this site that names Ole South, by county — 11 in total, 10 of them recorded as selling in our own data. Status moves faster than any page does, so call us at 615-265-1000 and we will confirm what is actually releasing homesites this week.

On 2026-09-23 we read Ole South's own Middle Tennessee community list and compared it with every community above. 4 of them were not on it, and they aremarked below. We keep the page either way — that is our record of where this builder has built — but we will not present a community as something you can buy into today when the builder's own list has moved on from it. A community leaving a line-up is normally a phase closing out.

Can I bring my own agent to a Ole South community?

The sales counselor you meet at a Ole South model works for Ole South. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.

Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs. Call us at 615-265-1000 before you walk into the model and your representation is in place from the first appointment — which is also when it is worth the most, because that is when the plan, the homesite and the options are still open.

This builder states on its own community page that buyer agents are welcomed, which removes the only real friction from the conversation — but it does not remove the timing rule. Loop us in before your first visit at 615-265-1000 and we will register you, pull the live availability for the community you want, and read the purchase agreement with you.
