What new-construction builder incentives are available in Middle Tennessee right now?
As of June 21, 2026, builders across Middle Tennessee are offering rate buydowns (commonly in the high-3% to mid-4% range with a preferred lender), closing-cost credits (often $10,000–$50,000 on quick-move-in homes), flex cash, and design-center allowances. Incentives vary by builder, community, and home, and they change weekly — call The Will Johnson Team at 615-265-1000 and we'll confirm what's live today on any community.
Do builder incentives require using the builder's preferred lender?
Most of the largest incentives — especially rate buydowns and the bigger closing-cost credits — require financing through the builder's preferred lender. That can still be a good deal, but it's worth comparing the all-in cost against an outside lender. We help buyers run that comparison before they commit.
Can I negotiate more than the advertised builder incentive?
Sometimes. Advertised incentives are the starting point, not always the ceiling — especially on standing inventory, end-of-quarter homes, or communities closing out. Having your own buyer's agent who tours these communities weekly is how you find out what's actually negotiable. In most new-construction sales the builder pays our commission, so our representation is often little or no cost to you (a $499 broker fee can apply unless absorbed at closing; VA buyers are never charged it).
