3. Tenant logistics + showing strategy

Tenant-in-place sales require landlord-tenant communication that doesn't tank your relationship with the tenant (or expose you to fair-housing issues). We handle showing scheduling, notice requirements per Tennessee law, and tenant communication.

4. 1031 exchange coordination

If you're rolling proceeds into another investment property, we coordinate with your qualified intermediary, identify replacement properties inside the 45-day window, and structure timelines so you don't miss the IRS deadlines.

5. Buyer-pool targeting (not just MLS)

Investment property buyers don't always come through MLS. We market to our investor network, qualified-buyer database, and the specific channels that move investment inventory (LinkedIn investor groups, 1031 buyer lists, syndication networks). MLS is the floor, not the strategy.
