The City of Belle Meade itself is a fully built-out residential enclave with essentially no developable land, but the area's defining project sits at its commercial edge: Belle Meade Village, a redevelopment of the former Belle Meade Plaza at 4500 Harding Pike (near White Bridge Pike). Nashville-based AJ Capital Partners (Adventurous Journeys Capital Partners) is converting the site, which the developer describes as about 15.5 acres, into a roughly 780,000-square-foot mixed-use district. Metro Council approved the rezoning in May 2023 by a 28-1 vote, attaching conditions that came out of community feedback, including a maximum building height of 11 stories and a developer contribution of $375,000 toward traffic-signal upgrades on Harding Pike.
The rezoning permits up to 388 residential units, up to 80,000 square feet of commercial/retail space, and a boutique hotel of up to 78 rooms. AJ Capital's plan organizes the retail town square into seven buildings around a central courtyard, with more than 40 storefronts, restaurants, a private members' club, neighborhood services and wellness amenities, and an antique carousel. The developer states that roughly 60% of the site is designated as parks and green space. The for-sale residential component, branded 1 Iris Lane, consists of two boutique buildings of 46 residences each (92 total), set at eight and ten stories; units run one to four bedrooms, average about 3,200 square feet, and start at $3 million.
The project is in active construction. The Kroger anchor closed January 31, 2025, and demolition of the former Kroger building began in March 2025. Excavation and controlled blasting began in November 2025 to take the site about 50 feet below grade for an underground parking garage, with deep foundation work and crane installation following in December 2025; AJ Capital marked the final day of blasting in April 2026, and vertical concrete construction is now underway. In January 2026, AJ Capital closed a $475 million construction loan from Barings, arranged by Raymond James; the developer also reported that 1 Iris Lane was 40% pre-sold within three months of opening sales. The project team includes Hartshorne Plunkard Architecture, interior designer Meyer Davis, and Brasfield & Gorrie as construction manager. Completion is targeted for 2028.
For buyers relocating to the Belle Meade area, this is the single largest factual change to the neighborhood's commercial core in decades: it replaces a dated grocery-anchored strip plaza with walkable retail, dining, a hotel, and high-end condominiums. The project has also drawn opposition from some nearby residents over density and traffic; a group called Friends of Belle Meade Boulevard filed a lawsuit in 2025 related to sidewalk construction tied to the broader area, which is worth understanding before relying on any one viewpoint.
