Updated October 2026Goodlettsville's biggest project in a generation: the former RiverGate Mall is being rebuilt into a walkable, mixed-use district worth about $450M. It keeps the Rivergate name.
After more than five decades, RiverGate Mall closed on February 13, 2026. Developer Merus bought the 57-acre property for about $33 million and is replacing the enclosed mall with a walkable, mixed-use district that will keep the Rivergate name. Demolition began in March 2026 at the former Sears, which was largely demolished by April. Demolition of the Macy's building and utility and infrastructure work on the south side of the site were set to start that month. The area's Metro councilmember said demolition was expected to finish by late fall, hopefully around November 2026.
Merus released updated plans and the first renderings in July 2026. The plan calls for about $450 million in total investment: roughly 710 apartments, 127 townhomes, 80 senior living units, a 120-key hotel, about 120,000 square feet of commercial space (including the existing Guitar Center), and 20,000 square feet of medical and office space. It also includes public green space, new streets and infrastructure, and land set aside for future bus transit. CBRE is leading retail leasing, and as of July 2026 no new tenants had been announced. Per the Nashville Scene, the first vertical phase is about 350 apartments in three buildings. It is targeted to break ground in February or March 2027, with the Phase 1 residential buildings finishing in late 2028 and later phases running through 2031. Metro's economic analysis projects the redevelopment will produce an estimated $4.6 million a year in county tax revenue at completion.
For buyers, this project is worth watching in Goodlettsville. A project this size brings new housing, walkability, restaurants and retail to the RiverGate corridor, and it will change what living near it looks like over the next several years. Goodlettsville has added several locally owned restaurants, coffee shops and a warehouse club since 2024, clustered on North and South Main Street downtown and along the Long Hollow Pike and Rivergate Parkway corridors.
