Nolensville is the small historic town center on Nolensville Road, at the north end of Williamson County — a genuine main street with the restored nineteenth-century Feed Mill building on it, rather than a commercial strip. That street is short, and it is the town's whole center, which is either the charm or the limitation depending on what you want.
Everything around it is newer. The subdivisions here were mostly built in the last two decades, so the housing stock is young, the neighborhoods are cohesive, and the town has a strong sense of its own identity for a place that grew quickly. It sits between Brentwood and Murfreesboro without being on an interstate, which shapes both the quiet and the commute.
The first thing: Nolensville is in Williamson County, but not everything with a Nolensville mailing address is inside the town or inside the county. The Nolensville Road corridor runs north into Davidson County, and addresses on it can be in Metro Nashville. Verify the county and the town limits by address, because the tax rate and the school district follow that line and not the mailbox.
The second: there is no interstate. You reach Nolensville on Nolensville Road, or on the connector roads over from the Brentwood side, which keeps the town quieter than the interstate suburbs and makes the drive out longer than the map distance suggests.
About 30 to 40 minutes to downtown Nashville. The distinguishing feature is that there is no interstate on-ramp in town: you are either driving Nolensville Road the whole way, or cutting west to the Brentwood interstate ramps at Concord Road, or east toward Interstate 24.
That makes the commute less predictable than a pure interstate run and more sensitive to a single crash on one road. Plenty of residents never make the downtown drive — Cool Springs, Brentwood and the Maryland Farms office district are all much closer, and that is where a lot of Nolensville works.
Yes — new construction is most of what has been built in Nolensville over the last twenty years, and there are active communities now, plus the Nolensville Town Square development on the commercial side. Benington, Scales Farmstead and Burkitt Village are the names that come up most.

What's changing in Nolensville
Updated October 2026For the first time since its 1797 founding, Nolensville is building a true downtown — a roughly $200 million, 25-plus-acre mixed-use town square along Nolensville Road.
Nolensville Town Square is the largest project reshaping this growing Williamson County town. The mixed-use development — reported at about 25 acres, with some filings citing roughly 27 acres — sits at 7375 Nolensville Road and broke ground on November 22, 2024. The town's planning commission approved the conceptual plan in early 2024 after the development team filed under the entity Nolensville Road Investment Partners, which paid about $5.2 million for the land. The project carries an estimated value of more than $200 million when all three phases are complete, a buildout the developers have said will take roughly seven to ten years.
The development team is led by The Rochford Group (developer Trey Rochford) and Land Innovations (president David Horwath), with Smith Gee Studio as the architecture/design firm and CSDG and HDLA also on the team. At full buildout, the master plan calls for 404 residential units and about 70,000 square feet of commercial space, organized around a central public square. The residential mix includes flats built over ground-floor commercial plus townhomes, manor houses, and live/work units. The plan dedicates about 9.55 acres — roughly 35% of the site, per the project's master plan — to open and civic space (an earlier project announcement described it as about half), and it preserves the historic Nolensville Town Cemetery on site. Per the application filed with the town, vertical construction was phased with Phase 2 slated for fall 2025 and Phase 3 for fall 2026.
Town Square is not the only large project. Fairington, a Southern Land Company master-planned community on 372 acres, is bringing more than 700 homes to Nolensville; home sales began in May 2025 and the community held its grand opening in October 2025, with its residents' club under construction afterward. Builder Toll Brothers separately announced Sagebrook, a 26-home luxury single-family community on Clovercroft Road expected to open for sales in fall 2026. Nolensville's town government has also advanced planning efforts aimed at shaping the historic district downtown.
For relocating buyers, the practical context is that Nolensville — long a small bedroom community without a central downtown — is gaining a walkable commercial and residential core for the first time, alongside several new subdivisions. Town officials have publicly acknowledged that added density will increase traffic on Nolensville Road, and the developer has discussed turn lanes and other mitigation. Buyers should weigh both the new amenities and the multi-year construction activity when evaluating the area.
Most of Nolensville's recent retail and dining activity centers on Village Green, a 90,473-square-foot Publix-anchored shopping center at 7344 Nolensville Road developed by Watkins Real Estate Group that opened in October 2025. The center filled in with dining, retail, and service tenants through the first half of 2026 and was announced as fully leased in May 2026.
