White House sits in both Sumner and Robertson counties — the city's own About page states it plainly, and the county line runs through the middle of town. Which county you're in is set by where the parcel sits, not by your mailing address: it determines which county's property taxes you pay and which county school district (Sumner County Schools or Robertson County Schools) serves the address. It shows on the deed and the county tax bill, and we confirm it for any specific home before you offer.
The city rate is the same on both sides — $0.8961 per $100 of assessed value (2025 certified rate) — but the county rate differs: Sumner County adds $1.421 for a $2.3171 combined rate, while Robertson County adds $1.80 for $2.6961. Tennessee assesses homes at 25% of appraised value, so on a $450,000 home that works out to roughly $2,610 a year on the Sumner side versus roughly $3,030 on the Robertson side — about $420 a year apart for the same house price. Updated July 2026White House is one of Middle Tennessee's fastest-growing suburbs, with a wave of new subdivisions and a maturing industrial base both riding the I-65 corridor as the interstate widens to six lanes.
White House straddles the Robertson/Sumner county line about 20 miles north of Nashville along Interstate 65, and the interstate is the through-line for nearly everything reshaping the city. The U.S. Census counted 12,982 residents in 2020; a city-commissioned special census put the population at 16,985 as of September 1, 2025, with Census Bureau and other estimates in the 17,800-18,700 range for 2025-2026. The city's own development reporting has mapped six major residential developments accounting for roughly 1,656 new homes, expected to add about 4,000 residents. Five of the six sit in Sumner County and one in Robertson County, with D.R. Horton's 'The Parks' cited as the largest. Other builders active in the local new-home market include Goodall Homes (e.g., its Summerlin neighborhood) and Norfleet Builders, whose Cambria community broke ground in fall 2023 with 62 lots.
Underpinning the residential growth is a TDOT project widening I-65 from four to six lanes across Davidson, Robertson and Sumner counties — about 25.8 miles, adding a lane in each direction plus bridge replacements and drainage upgrades. It is TDOT's largest project in its history. The $188 million segment from SR 25 to SR 109 (which includes the White House area) was completed in September 2024, ahead of schedule; the next phase, from Rivergate Parkway to SR 41, began construction on March 28, 2025 with estimated completion in November 2027 and includes a diverging-diamond interchange conversion at US 31W plus multiple bridge replacements. Two further phases remain awaiting funding.
On the jobs side, White House is building an employer base alongside the housing. Core5 Industrial Partners developed the White House I-65 Business Center at 1204 Loves Lane — a 306,117-square-foot rear-load logistics building on 20.7 acres, less than a half-mile from I-65, divisible to roughly 100,000-square-foot sections. In June 2025, Advanex Americas — the U.S. subsidiary of Japan-based Advanex Inc., which relocated its U.S. headquarters to Tennessee from California in 2021 — announced an $11.4 million headquarters expansion in White House, adding 60,000 square feet of manufacturing and warehouse space and 56 new jobs in Robertson County. The city has also added public infrastructure, including a 70,000+ square-foot Recreation Center completed in 2025 (the largest commercial building in the city) and the three-story, ~26,000-square-foot Billy S. Hobbs Municipal Complex. Healthcare access is also expanding: TriStar Hendersonville Medical Center broke ground March 27, 2025 on the TriStar White House ER, an $18.6 million freestanding emergency room at Raymond Hirsch Parkway and Highway 31W with roughly 12,760 square feet, 11 exam rooms plus a dedicated trauma room, an imaging department, and 30 new jobs, with completion targeted for early 2026.
City planning has also discussed a longer-term downtown 'Town Center' vision: White House created a new mixed-use zoning district for a large tract adjacent to White House Municipal Park, with planners describing a walkable, mixed-use neighborhood with ground-floor retail and residential above — though this remains a planning/rezoning framework rather than a single confirmed construction project. Note for relocating buyers: this combination of interstate access, large for-sale new-construction inventory, an expanding daytime employment base, and ongoing road and recreation investment is what makes White House a distinct commuter market on Nashville's north side. Rapid buildout has also brought growing pains — the city issued stop-work orders on active projects and faced resident flooding/stormwater complaints — so verify current subdivision status and any project's timeline directly with the city's Planning & Codes Department.
White House added a run of new commercial development between 2024 and 2026. The Publix-anchored White House Shops center opened on Highway 76 in late 2024, and that corridor has since added Whataburger and Chipotle, while the Highway 31W side of town picked up independent bar-and-grill and coffee options. The city also opened a new recreation center off College Street in 2025.
