Paseo South Gulch

SomeraRoad's roughly 5.5-acre Paseo South Gulch district is converting the old "antique row" end of 8th Avenue South into a high-rise mixed-use neighborhood anchored by the Pendry Nashville hotel and residences tower.

The largest project reshaping 8th Avenue South is Paseo South Gulch, a roughly 5.5-acre mixed-use district being developed by New York- and Nashville-based SomeraRoad, with a main address of 620 8th Avenue South in the South Gulch. SomeraRoad describes the full build-out as a $1 billion-plus project of up to four new towers woven around two rehabilitated historic structures, blending residential, hotel, office and ground-floor retail with pedestrian "paseos" between the buildings.

The first tower delivered is Prima, a 16-story building at 620 8th Avenue South with 278 apartments, roughly 18,000 square feet of creative office space and about 8,000 square feet of ground-floor retail above a parking garage. Designed by ESa, Prima broke ground in 2022 and opened to residents in early 2024. SomeraRoad also assembled a four-parcel, 1.91-acre site at 714 8th Avenue South (purchased for $38 million in December 2020) for additional high-rises; public filings have described a 30-story residential tower and a 22-story office tower sharing a retail-and-parking base at that site.

The marquee piece is Pendry Nashville and Pendry Residences Nashville, a 30-story tower at 700 8th Avenue South developed by SomeraRoad with Pendry Hotels & Resorts (Montage International) and Trestle Studio. It pairs a 180-room Pendry hotel with 146 for-sale condominiums on floors 12 through 30, ranging from one to four bedrooms and from 968 to more than 3,800 square feet, with condo pricing starting around $1.25 million. SomeraRoad cites a cost of roughly $370 million (an earlier estimate put it at about $364 million), and the project secured $253 million in construction financing. It broke ground in July 2025 with an opening targeted for 2027.

Paseo South Gulch is the redevelopment that gives 8th Avenue South's old "antique row" its new identity. The Antiques Building housed the Downtown Antique Mall for nearly 30 years until its 2019 closure, and the adjacent Bill Voorhees Company Building dates to around 1920; both are being rehabilitated rather than demolished. For out-of-state buyers, this clarifies what the corridor is becoming: a denser, walkable extension of the Gulch with new condos and apartments rising alongside preserved early-20th-century brick buildings, immediately south of downtown.
