Living in The Nations

The Nations, a former industrial pocket of West Nashville along Centennial Boulevard, has become one of the city's most heavily developed neighborhoods over the past decade. A signature project now under construction is Camden Nations, being built by Houston-based Camden Property Trust, a publicly traded apartment REIT that operates under the Camden Living brand. The site fronts Centennial Boulevard, Louisiana Avenue, 51st Avenue North and Tennessee Avenue, with a primary address of 5010 Tennessee Avenue.

Camden paid $30 million for the roughly 3.82-acre assemblage in June 2022, buying it from Ohio-based Lifestyle Communities, which had previously planned its own project on the block. The development occupies nearly an entire city block and is permitted for up to 400 multifamily units and about 26,000 square feet of commercial space; the building under construction contains 393 studio, one- and two-bedroom apartments plus one-bedroom townhome-style flats, with ground-floor retail planned at the corner of Louisiana Avenue and 49th, and a 539-space parking garage. As of January 2026, the foundations, podium and garage were underway, with completion scheduled for the summer of 2027.

Camden Nations is one piece of a broader development wave. Within roughly the same stretch of The Nations, projects include Modera Nations (396 units, by Mill Creek Residential, under construction), the approved Silo Bend Zone 1 (396 units, by Southeast Venture, part of the larger Silo Bend master plan on Centennial Boulevard), Livano Nations (319 units, by LIV Development, now leasing), Toll Brothers at The Nations (107 condos and townhomes, by Toll Brothers), and the approved Chartwell project (249 units). As of late 2024, local tallies counted roughly 1,867 multifamily units in the development pipeline in and around the neighborhood.

For relocating and out-of-state buyers, this matters because The Nations is shifting from a single-family and tall-skinny infill market toward a denser, mixed-use environment with new apartments, ground-floor retail and walkable commercial nodes, including the Stocking 51 retail district, the Silo Bend master plan, and the General Shoe redevelopment (which is slated to include The Picklr indoor pickleball facility and Nashville Swim Academy). Buyers should expect active construction, changing traffic patterns and a mix of housing types as these projects deliver through 2027.
