M/I Homes publishes its own Mid-State Tennessee market page listing the communities it is selling across the Nashville area. On the day we read it that list held fifteen communities, from Gallatin in the north to Columbia in the south, with Murfreesboro, Lebanon, Mount Juliet, Hermitage, Madison, Antioch, La Vergne, Fairview and Nashville itself in between. Each entry carries the builder's own status label and its own priced-from line, and each community page repeats both. The company's own About page dates the firm to 1976 and names its founders, and its customer-care page gives a Middle Tennessee office address in Franklin.

Two things about that list are worth checking before you lean on it. The first is that the builder's own status and ours can disagree: on the day we read it, M/I's own page for Pennington Mills in Nashville carried a closeout status while our community record still had it selling, and our Ridgeside Heights record in Antioch is not on the builder's Mid-State list at all. The second is that the builder's own starting figures have moved since our own June 2026 data pull, in both directions, on most of the communities we hold. Neither record is wrong on purpose — a builder reprices and closes phases between refreshes — but the ledger below carries the builder's own wording with the day we read it, which is the only way to tell which is current.

On warranty, M/I's own customer-care page publishes no warranty program name, but it publishes something more useful than a name: it offers a sample warranty manual in advance of purchase, and routes claims through an online form. That is the document to read while you still have leverage rather than after closing. The same page lists a Design Studio among its own contact categories, so selections run through a studio appointment rather than across the sales desk — ask early which selections are included in the base price and which are priced options, and get the answer in writing.

What buying from M/I Homes is like

The purchase runs through the builder's on-site team and the builder's own contract. Download the sample warranty manual from the builder's own customer-care page before you sign rather than after, ask for the included-features list for your exact plan and homesite in writing, and ask which items on it are standard versus a current-phase promotion. Go into the design-studio appointment with a written options budget. Order your own pre-drywall and final-walkthrough inspections; a builder's internal quality control is not a substitute for an inspector who works for you.

Can I bring my own agent to a M/I Homes community?

The sales counselor you meet at a M/I Homes model works for M/I Homes. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.

Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs. The builder's own list moved on three of the communities we hold between our data pull and the night we read it — one closed out, one is gone from the list, and the starting figures shifted both ways.
