Anderson Park is a Parkside Builders new-construction community at 404 Kinnard Drive in Hendersonville, off Anderson Lane beside The Streets of Indian Lake, with detached single-family homes, craftsman-style townhomes, and rowhomes from the mid $300,000s (the Henley Rowhome at $365,900) — one of the lowest entry prices among Hendersonville's currently selling new-construction communities. Phase 5 is now selling: there are ten floor plans from 1,311 to 2,033 square feet, eight quick move-in homes available, and one ready now.
The builder: Parkside Builders
Parkside Builders is the developer and the sole builder of every home in Anderson Park. It's a locally owned Middle Tennessee homebuilder with close to 20 years building across the Nashville area, headquartered at 403 Long Hollow Pike in Goodlettsville and self-described as a 'local boutique homebuilder that understands the Middle Tennessee market.' The company builds in both the Nashville and Chattanooga markets and positions itself on long-term durability and value — stylish, well-built homes 'without stretching your budget.'
On how they build: you choose from a fixed menu of named floor plans (or an available quick move-in home) rather than designing a house from blueprints — but you get real personalization through their in-house design center. The studio is run by appointment by Design Center Manager Jessica McCarty, who has over 15 years in new construction, and the designer's guidance is included with your home at no extra cost. You select finishes from real, touchable samples that are pre-curated so, in the builder's words, 'it's impossible to build a non-designer home.' Exterior choices include 25+ James Hardie board colors plus shutter, front-door, and brick options so no two homes look alike; interior choices cover cabinet colors, countertop colors and styles, flooring, lighting, and plumbing fixtures.
Every Parkside home carries a transferable 10-Year Limited Warranty — and because it transfers to the next owner if you sell, it adds resale value. The structure is the standard 1-2-10: 1 year on workmanship and materials (finishes and craftsmanship), 2 years on the major mechanical systems inside the walls (plumbing, electrical, HVAC), and 10 years on structural, load-bearing elements. Buyers also get a secure, cloud-based Homeowner Portal to submit service requests, track warranty milestones, store documents, and grant access to future owners.
What's standard in every Anderson Park home — the included-feature package Parkside builds to:
- Granite countertops, stainless appliances, modern cabinetry, and a pantry in the kitchen
- James Hardie fiber-cement exteriors with brick and/or stone accents and a covered front porch
- Designer finish package: Mohawk and Daltile flooring, Moen plumbing fixtures, Kichler lighting
- Energy-efficient construction with Tech Shield radiant-barrier roof decking and advanced framing techniques
- Wireless access points for whole-home internet coverage and full LED lighting
- Low-maintenance, irrigated landscaping with professionally maintained lawns, plus extra closets and storage
- Third-party construction inspections on every home
Common upgrades across the lineup are hardwood stairs, a kitchen island, an optional first-floor 4th bedroom on several plans, and EV-ready wiring for electric-vehicle charging.

Optional kitchen island, 4th bedroom, and hardwood stairs. Fits buyers wanting a stand-alone home with room to add a 4th bedroom. View plan

One of only two detached plans with a main-level owner's suite (walk-in closet and private bath off a covered-porch entry past an L-shaped staircase). Large open first floor for entertaining with an eat-in granite/stainless kitchen; upstairs adds a large bonus room and two large secondary bedrooms. Fits buyers who want primary-on-main living plus upstairs bonus space and bedrooms for guests or kids. View plan

Designer finishes throughout (Mohawk/Daltile flooring, Moen, Kichler, James Hardie). Fits buyers wanting more square footage and a dedicated upstairs flex/media space. View plan
- Tahoe — 4 bed / 3.5 bath, 2 stories, 2,033 sq ft, 1-car garage, from $449,900. The largest plan in the community, with a first-floor owner's suite, a large open first floor (kitchen, dining, living) for entertaining, and both a bonus room and a flex room upstairs. Fits buyers who want the most space, a main-level owner's suite, and the most flexible upper level. View plan
How to choose: if you want the lowest price and a 2-car garage, the Henley Rowhome is the entry point at $365,900. The Everly, Savannah, and Grayson townhomes cluster tightly from 1,501 to 1,602 sq ft and differ mainly by exterior material (the Savannah adds stone) and the Grayson's optional first-floor 4th bedroom. For a main-level bedroom and full bath inside a rowhome, the Harrington is the one. Among detached homes, two plans put the owner's suite on the main level — the Charleston, and the community's largest plan, the 4-bedroom Tahoe; the Dalton and Emery place the owner's suite upstairs with a large bonus room. Several plans add a covered patio with ceiling fan, and EV-ready wiring is an option across the lineup.
Amenities
- Community clubhouse for resident gatherings
- Pond with fire-pit gathering areas and green spaces
- Playground and on-site dog park
- Paved walking trail looping the neighborhood
- Sidewalks along tree-lined boulevards throughout the community
- No swimming pool — the amenity set centers on the clubhouse, pond, trail, and green space
The HOA
Anderson Park has a homeowners association built around low-maintenance living: the HOA includes lawn care and maintains the community grounds and landscaping for both single-family and townhome owners, and supports the shared amenities — the clubhouse, dog park, playground, paved walking trail, fire pits, pond, and the green spaces along the tree-lined boulevards.
Location, commute & taxes
Anderson Park sits at 404 Kinnard Drive in southwest Hendersonville, off Anderson Lane and beside The Streets of Indian Lake — a walkable, under-one-mile open-air center with a Regal cinema, national retailers, and sit-down restaurants. A Publix at Indian Lake Marketplace is about a mile away and a Walmart Supercenter on North Anderson Lane is under a mile. Drakes Creek Park (a 121.5-acre park with walking and bike trails and greenway access) is about 3 miles out, and Old Hickory Lake's nearest public boat ramps and marinas — Sanders Ferry Park and Drakes Creek Marina off Sanders Ferry Road — are a few miles away.
The community connects quickly to Vietnam Veterans Boulevard (TN-386). Approximate drive times: downtown Nashville is about 17 miles / 22 minutes via TN-386 to I-65 South; Nashville International Airport (BNA) is about 20 miles / 27 minutes; and the Cool Springs / Franklin job corridor is about 39 miles / 44 minutes via I-65.
Property taxes: Hendersonville homes pay both Sumner County and City of Hendersonville rates. Residential property is assessed at 25% of appraised value. For FY2025, the city rate is $0.5883 per $100 of assessed value and the combined city-plus-county rate is $2.0083 per $100. On a $400,000 home the assessed value is $100,000, so the combined bill is roughly $2,009 per year. Rates are reset on each reappraisal cycle, so confirm the current figure for your closing year.
Anderson Park is in Sumner County Schools and zoned (by name, as factual zoning — confirm current boundaries, which can change) for:
- Nannie Berry Elementary School (PK-5), 138 Indian Lake Road
- Robert E. Ellis Middle School (6-8), 100 Indian Lake Road
- Hendersonville High School, 123 Cherokee Road
How Anderson Park compares
Anderson Park's position in Hendersonville new construction is clear: it has one of the lowest entry prices among the currently selling communities, and it offers both detached single-family homes and attached townhomes and rowhomes — a relatively uncommon mix at this price point. That trade-off is the whole story. It has a clubhouse, pond, playground, dog park, and walking trail — but no pool, which several pricier communities do have. Here's where it lands against the other selling Hendersonville communities:
- If you want one of the lowest entry prices for a brand-new Hendersonville home, or an attached home instead of single-family, Anderson Park is the pick — plans start at $365,900 for the 1,311 sq ft Henley Rowhome, and its rowhome plans (Henley, Ingram, Harrington) are options most other selling Hendersonville new-con communities don't offer.
- If you want a community swimming pool, look at Durham Farms (a resort-style pool with splash pad in a master-planned community with villas and townhomes from the $400,000s built by multiple builders), Saundersville Station (two community pools and tennis courts, single-family by Southeastern Building Corporation), or The Hunt Club, between Hendersonville and Gallatin (a single-family community with a neighborhood swim club and a gated section). Anderson Park trades the pool for a lower entry price and an attached-home option.
- If you want half-acre or larger lots, Oak Creek Estates by Schell Brothers offers 48 half-acre tree-lined homesites with single-family homes from the high $900,000s — the opposite end of the range from Anderson Park's walkable, sidewalk-and-boulevard layout on smaller lots.
- If you want more space, Millstone by Pulte (single-family only, 3-to-4-bedroom plans from 2,535 to 3,284 sq ft, roughly $589,990–$675,990, with a community pool, clubhouse, fitness center, and a community lake) or The Retreat at Norman Farm by CastleRock Communities (3-to-5-bedroom single-family from the low $510,000s) go larger. Anderson Park tops out at 4-bedroom plans up to 2,033 sq ft.
- If you want to be near Old Hickory Lake with an attached-home option but at a lower price, Anderson Park (from $365,900) sits well below The Cove at Old Hickory by Dalamar Homes (single-family from $612,900), which also offers townhomes and condos.
