Millstone is a master-planned community off Saundersville Road in Hendersonville, originally developed by Goodall Homes and planned for around 609 to 614 homes around a resort-style amenity campus with a zero-entry pool, community lake, fitness center, and walking trails. Goodall built the original sections; new single-family construction today is built by Pulte Homes (from $589,990) and Schell Brothers (base prices from $694,900), and many of Goodall's early homes now come up as resale.
The community
Goodall Homes announced Millstone in April 2013 and developed it as a master plan off Saundersville Road. The original program was approved for 614 homes — 420 single-family plus 194 villas, cottage homes, and townhomes — and the current build-out plan has settled around 609 homesites. Goodall developed the amenity campus that anchors the community: a resort-style pool, community lake, fitness center, playground, and walking trails. Goodall passed its 100th sale here in 2017, and its original villa, cottage, and townhome sections are now mature and generally come up as resale rather than new build.
Millstone's Town Center and amenity address is 447 Carriage House Lane. Each active builder runs its own on-site sales office: Pulte at 467 Carriage House Lane and Schell Brothers at 1417 Arbor Park Lane. Buyers personalize new-construction selections through their builder's own design center, and across all sections residents share the amenity campus.
The builders here
Goodall Homes is the original developer that master-planned Millstone and built its early sections; many of those homes now trade as resale. Two builders are verified actively selling new construction here today — both confirmed on their own community pages, not just aggregators — and both build single-family homes:
- Pulte Homes — four single-family plans from $589,990 to $675,990, 3 to 5 bedrooms, two-car garages. Pulte holds the lowest new-construction entry price in the community. Sales office at 467 Carriage House Lane.
- Schell Brothers — eight highly configurable single-family plans with base prices from $694,900, including ranch-style options, with plans that flex up to 7 bedrooms. Schell opened its Millstone model (the Shearwater) on April 11, 2026, at 1417 Arbor Park Lane and is actively selling.
The practical difference between the two: Pulte gives you the lower price floor, while Schell skews larger, more customizable, and ranch-friendly, with options to add bedrooms, baths, and luxury suites.

Every new-construction plan selling at Millstone today is single-family. Pulte's four plans cover the value end; Schell's eight cover the larger, more configurable end and the ranch options. The community's villa, cottage, and townhome product (for example Goodall's 1,663-square-foot, 2-bed/2-bath Georgetown villa with the primary bedroom down) comes from the original phase and is now found as resale.

Location, commute & taxes
Millstone sits at the east end of Saundersville Road in Hendersonville (Sumner County), near the Gallatin line. Vietnam Veterans Boulevard (State Route 386) is about 10 minutes away via Saundersville Road, connecting to I-65 toward Nashville. Downtown Nashville is about 21 to 23 miles and roughly 30 minutes off-peak. Nashville International Airport (BNA) is about 26 to 28 miles, around 33 to 37 minutes off-peak via SR-386 to I-65 and Briley Parkway. Cool Springs and Franklin, south of Nashville, run about 40 miles and roughly 50 to 60 minutes off-peak.
The Streets of Indian Lake — Hendersonville's main open-air shopping and dining center with about 30 stores — is a short drive at 300 Indian Lake Boulevard. Old Hickory Lake, the 22,500-acre Corps of Engineers reservoir that defines Hendersonville's waterfront, offers public boating, fishing, and lakeside parks; Sanders Ferry Park (fishing piers, disc golf, trails) and Drakes Creek Park (athletic fields and greenway trails) are both nearby in the Saundersville Road / Drakes Creek area, with a dog park (Samson's Dog Park) at adjacent Memorial Park.
On taxes: Millstone is in the City of Hendersonville and Sumner County, and Tennessee has no state income tax. Tennessee assesses residential property at 25% of appraised value, so a $590,000 home is assessed at $147,500.
