Core Construction publishes its own site at coreconstructiontn.com for Clarksville, Tennessee, and states on it that the company is locally owned and operated. Its About page says the owner was born in Clarksville. The site is organised the way a local builder's site usually is: a neighbourhoods page, an available-homes page grouped by neighbourhood, a floor-plan page, a build-on-your-lot page and a warranty request form. No starting price appears anywhere on the pages we read, which is normal for a builder that prices by homesite and plan rather than by published band.
Its own neighbourhoods page held six Clarksville neighbourhoods when we read it, and places each one by road rather than by price: Autumnwood Farms and Timber Springs off Trenton Road; Cherry Acres, Garrettsburg Meadows and Sycamore Hill off Purple Heart Parkway; and Wofford Estates off Guthrie Highway. Four of those six are communities our own records already name for this builder.
One thing found on that page is worth stating plainly, because it changes what this page is allowed to claim. Bellshire is not on the builder's own neighbourhoods list, and Bellshire has its own live page on the builder's own site. A list that demonstrably leaves out a neighbourhood the builder is still publishing cannot be used to prove that anything else is gone — so Cardinal Creek, which our records also name here, is recorded on this site as unchecked rather than as closed. Ask for the specification list for your exact plan and homesite in writing, ask which items on it are standard and which are options, and ask for the written limited warranty document before you sign. With a builder that sells by neighbourhood rather than by a published price band, the number you are quoted belongs to one homesite, one plan and one day — get it in writing with the inclusions attached to it. Can I bring my own agent to a Core Construction community?
The sales counselor you meet at a Core Construction model works for Core Construction. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.
Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs.
