Smith Douglas Homes dates its own founding to 2008. Its Nashville-area community page is the one to use: on the day we read it, it listed fourteen Middle Tennessee communities, each with the builder's own status label — now selling, final opportunities, coming soon or sold out — and its own "priced from" figure.
That list ran from Dickson and Clarksville in the west, through Gallatin and White House in the north, to Lebanon in the east and Smyrna, Murfreesboro, Chapel Hill and Columbia to the south. Several of the communities carried a final-opportunities label rather than a now-selling one, which is a real distinction: a community in its last phase can have a short list of standing homes and no more to-be-built homesites at all, and that changes what there is to negotiate.
The site publishes a Design Process section and a Buying Guide alongside its community list, and names its own preferred lender. It was also running a headline rate promotion on the day we read it. We are deliberately not printing the numbers on that promotion here — a dated offer written into a page renders forever, long after the offer is gone — so ask us for the current one, and ask how it compares against an outside rate quote once the cost of the whole loan is in view rather than the headline rate alone.
What buying from Smith Douglas Homes is like
This builder publishes a status label and a starting price on every community, so the first question is whether the community you want is genuinely selling or in its final phase. From there: get the included-features list for your exact plan and homesite in writing; find out which selections are still open at your stage of construction and which are already locked; and if you are quoted a lender incentive, compare the whole cost of that loan against an outside quote before you take it. Ask for the written warranty document.
Which communities does Smith Douglas Homes build in?
Every new-construction community on this site that names Smith Douglas Homes, by county — 9 in total, 8 of them recorded as selling in our own data. Status moves faster than any page does, so call us at 615-265-1000 and we will confirm what is actually releasing homesites this week.
On 2026-09-23 we read Smith Douglas Homes's own Middle Tennessee community list and compared it with every community above. 3 of them were not on it, and they aremarked below. We keep the page either way — that is our record of where this builder has built — but we will not present a community as something you can buy into today when the builder's own list has moved on from it. A community leaving a line-up is normally a phase closing out.

Can I bring my own agent to a Smith Douglas Homes community?
The sales counselor you meet at a Smith Douglas Homes model works for Smith Douglas Homes. That is the role, and a good one knows those plans, those homesites and that build schedule inside out. What the role does not include is representing you on price, on which options are worth buying, on the lot premium, or on the terms of the builder's own contract. That is what a buyer's agent does, and in Tennessee you are generally free to bring your own to a builder community at little or no cost to you.
Timing is the part people get wrong. Most builders ask who your agent is on your very first visit, and sorting it out afterwards is an awkward conversation nobody needs. Call us at 615-265-1000 before you walk into the model and your representation is in place from the first appointment — which is also when it is worth the most, because that is when the plan, the homesite and the options are still open.
A final-phase community and a first-phase community are two different negotiations, and the sales office is not the place to learn which one you are in. Call us at 615-265-1000 before your first visit and we will tell you which stage each community is actually at, compare the lender incentive against a real outside quote, and read the contract with you.
